Kitchen That’s Priced to Sell
For potential home buyers, the kitchen is the room that can make or break the sale of the home. A kitchen that is stuck in the 90s will likely not attract many homeowners and likely will result in the loss of the sale. However, a kitchen that is renovated, upgraded and remodeled to fit the majority of homeowners taste is likely to be a HIT! By having the Kitchen priced to sell we can create a place of interest for potential buyers!
Financially speaking, a kitchen renovation should earn more than a 70% return on investment when you sell your home. However, this depends on your selections, for example, if you choose to go with eccentric options, such as bright colors, extravagant design, etc. it will not provide you with a large return, since most homeowners will be turned off by the over-personalized selections.
You should also keep in mind your home value versus your investment on the kitchen. Experts say you should spend between 6-10% of your total home value. For example, if your home is worth $350,000, your kitchen investment should be between $21,000 and $35,000.
This recent project that we completed in Naples, FL was originally made in the 90s. With slab front, thermofoil doors and drawers, upper cabinets that don’t utilize ceiling space and just a cramped kitchen overall. It did not appeal to buyers because of the lack of space and functionality.
Here are some minor improvements that we made to the kitchen that made a huge difference in increasing the resale value.
CHOOSE NEUTRAL DESIGN SELECTIONS
By choosing neutral design selections such as white shaker cabinets, neutral flooring, a neutral quartz countertop, and subway tile, we were able to create a space that was sure to appeal to every buyer.
ADDED A FEW “WOW” ELEMENTS
By creating the stove to soffit backsplash different from the subway tile, it created an accent in the space and really made it unique, while still personalized for every buyers taste.
ADDED MORE SPACE
Before, the kitchen was really lacking cabinet space. By increasing the height of the upper cabinets, and adding the deep cabinet above the fridge, and adding the tall cabinet, we gave future homeowners a bunch more space. Drawer bases also help create more sectioned off space for homeowners personal kitchen items. We also leveled out the bar area to provide a longer, wider, work area while still maintaining the bar area that is commonly sought after by homeowners.
By creating all of these changes we were able to transform that old kitchen that was stuck in the 90’s into a Kitchen priced to sell. We were able to make the kitchen much more functional as well as making it a selling point for the house!
